Calgary’s March 2026 benchmark price is down 4.2% year-over-year citywide, but detached homes are holding firm. The southeast is the city’s most active new-build quadrant. With 2.22 months of supply, it’s a balanced market – enough inventory to compare, but not enough to expect price drops on well-located lots.
With the Bank of Canada holding the overnight rate near 2.25%, financing new construction is materially cheaper than 18 months ago. Builders are also offering meaningful incentives – appliance packages, basement development, upgrade credits.
