New Construction

Yes. The builder’s sales representative works for the builder, not you. We represent your interests, negotiate on your behalf, and guide you through the complex contract and construction process — at zero cost to you.
No. Our commission is paid by the builder from their marketing budget. You do not save money by going directly to the builder without representation — the builder simply retains that budget.
Also known as a spec home, this is a property the builder has already started or completed. It offers a faster move-in timeline (immediate to 90 days) compared to a pre-construction home, while still delivering all the benefits of a new build.

Buying & Selling

First-Time Buyers

The Canadian government offers significant GST relief for eligible first-time buyers purchasing newly built homes. If you qualify, the 5% GST is eliminated on new homes valued up to $1 million, and reduced for homes between $1M–$1.5M. We can help you understand the criteria and connect you with professionals to maximize your savings.
Pre-construction means you purchase before or during the early build phase, allowing maximum customization of finishes and layout. Quick possession homes are already built or near completion, offering a much faster move-in date with pre-selected finishes.
